This movie tells us the story of how a relationship happens between a tenant and a landlord! Contractor Kundal Lal Choudhry (Utpal Dutt) and his son Anil (Raj Babbar) live peacefully in small town, Lucknow. One day Anil decides to go to Mumbai for a job. His father advices him to live in their Pali hill residence. But since there is a family living as tenants already, he should just request them to allow him to stay with them. Anil moves to Mumbai. After some circumstances he goes to Pali hill, he meets Jaya (Padmini Kolapure) and her mother Laxmi Ahyankar (Vidya Sinha). Laxmi allows him to stay for a few days with them. Anil gets a job and later Anil and Jaya fall in love. One day Kundalal's lawyer advices him to also go and stay with Anil in the Pali hill house, and ask the tenants to leave that house. He sends a letter to his tenant stating that they leave his house as soon possible. Jaya and her mother Laxmi refuse to leave that house, since they have been living there for 15 years. They also file a case in the court. Will Kundalal get back his house? Will Anil marry Jaya and live in the same house together again?
